Out of courtesy to our current tenants we like to give them at least 24 hours’ notice of a viewing therefore we would ask you to give us as much notice as possible to arrange an appointment.

If you would like to view more than one property we are happy to arrange multiple viewings.

We will try and arrange all viewings on the same day but sometimes it may be that the viewings are on separate occasions.

No! We don’t charge any ‘admin fees’, ‘reference fees’ or any other dubious ‘charges’.

Our tenancies are for 52 weeks.

Tenancies begin on 1st August and end on 28th July the following year.

If you do want to stay on for another year as many of our students do, we write to our tenants in early November to give you first option of staying.

All our properties are let as a whole to a group on a joint & several tenancy agreement, where each student signs the contract. This means that you are all jointly responsible for the rent on the property.

A deposit of £250 is taken from each tenant which can be paid in two instalments.

This will be returned at the end of the tenancy as long as the property has been returned in the same good and clean condition as at the start of the tenancy, fair wear and tear excepted.

The deposit paid by each tenant is logged using a government scheme (DPS) witha certificate issued as proof of receipt.

Rent is payable in 3 instalments coinciding with student loan payments in September, January and April.

Rent includes gas, electricity, water, TV licence and high speed internet.

As a student you are exempt from Council Tax.

If at any time during the tenancy one or more persons ceases to be a student then Council Tax will become payable and will be the responsibility of the tenants as per the tenancy agreement.

We understand that one of the most important things to our tenants is that if anything should need repairing or go wrong that we should be there quickly to carry out the repair.

Because we are the landlords, you come directly to us enabling us to deal with problems without any fuss.

We are a family run business with over 30 years’ experience in student letting.

All our properties are owned by us and you deal directly with us, not through letting agents or any other middlemen.

We can arrange for you to have a look through the tenancy agreement. When you are happy we can meet up to sign the tenancy agreement and leave deposits.

Until we have a signed tenancy agreement we will continue with viewings at the property and handle the property as still available to let.
